Fantastic, friendly service. You felt like part of the family, nothing was too much. Breakfast was outstanding.
The owner always used our first names making us feel very special. He offered to help us carry luggage to room. The room was spotless, cosey and lovely and warm. I would defenitely go back there again and recommend to anyone.

I could have stayed in a Travellodge for a similar price but at this hotel I got a lovely decorated clean room, excellent full English breakfast with a very friendly welcome from the staff. I know where I will be booking my next trip!!

The owners were very friendly and even bothered to find out your names so they could address you directly. The excellent location, not far from the sea front, is still quite and away from the hustle and bustle but close enough to walk (5mins) to the main pier etc. The hotel was very clean and well maintained and my seaview room actually had a sea view!! I liked that it was a little quirky in a pleasant sort of way, maybe a slight throw back to an age when manners actually counted. Love the excellent cooked breakfast too :)

Everything about Willow Tree Lodge was very good, lovely owners, brilliant breakfast's, comfy and clean accommodation. Close to the beach and able to park car in the side street and walk. No problems with noisy guests or noise from the streets. My sort of chill out hotel. Thanks for an enjoyable stay. My granddaughter and I hopefully will be back another time.

Fantastic from start to finish the room was spacious and had lovely sea view and was just far away enough from the noisy sea front near the pier. The room was spotless and they changed the towels everyday without notice. As for breakfast it was absolutely superb quality and the best scrambled eggs i have had. Barrie was a warm and friendly host and we are returning again this year. By far the best all round stay we have had in our many visits to Great Yarmouth.

We received a warm welcome on arrival and felt comfortable from the first minutes of arriving. The location to the beach was excellent ( less than 3minutes walk ). Breakfast was good and our children who are 3 and 4 years old were treated excellently. Nice atmosphere in the hotel and although we did not need anything, we felt as though the people working in the hotel would have done anything they could to help if asked.

We had a fantastic stay at Willow Tree, Barry was very polite and friendly and nothing was too much trouble for him, a lovely person, Ben was also a very nice person. The room was very clean, modern and comfortable (we had a double room with a sea view) and it did have fantastic views. It was cleaned and tidied everyday. We were greeted at breakfast every morning and asked if we were ok, breakfast was lovely and plenty to eat. Will definately stay at the Willow Tree Lodge on our next visit to Great Yarmouth which is situated in a very convenient spot only a couple of minutes walk into the town and main front and just at the end of the road is the sea front. All in all enjoyed every minute all made better by the friendly staff.

On the first night I had booked into a single room but as I am over 6ft tall I found that the bed and bathroom did not suit my size. When I spoken to the owner the following morning about this I was quickly put into a super double room with a sea view room, nothing was a problem. The breakfast was first class along with the service. I would certainally stay again.

Lovely owners, friendly and professional. Room was lovely and bed was very comfortable. We booked a double with a sea view, but when we arrived and saw that the hotel was set back a street from the beachfront we weren't expecting much, but it did indeed have quite a good view to the sea from our window. The breakfast was very good, choice of full English breakfast and/or cereals, whatever you prefer. A well run hotel in a lovely building.

Once escorted to my room, I was very impressed with the homely and cost decor and even the little view by the window... This was a superb hotel and totally met our expectations.
The welcome was excellent and the staff brilliant. Our room looked out to sea. It was sparkling clean, spacious and airy with en-suite showe-room. A full English breakfast was available everyday, very tasty and well cooked.

Warm and friendly welcome bode well for rest of stay. I was not disappointed. A small single room was very comfortable and clean-more than I expected for the price. Bed was very comfortable struggled to get up in the morning. I needed to eat breakfast earlier than times show, which was not a problem. Great breakfast - Full English cooked how I liked it -(although sausages were only minor disappointment- being picky). Quality food cooked to perfection. No complaints at all. Over all hotel very clean and comfortable. Will stay at Willow Tree Lodge again.

My friends and I had the very spacious, well decorated and immaculately kept family suite, which was perfect for our needs, and would be brilliant for any family with two or more children to stay in. The hotel is ideally situated a short walk from the beginning of the hustle and bustle of the sea front, but the short distance is just enough to encourage peace and quite and a good nights sleep. Very pleased with my stay.

We stayed for one night at Willow Tree Lodge in February 2012. The proprietors were extremely helpful & friendly - and cooked a most excellent full English Breakfast. The Hotel is not huge and imposing, but welcoming and very tastefully decorated. Our room was cozy and warm, especially as we woke up to a blanket of snow the next morning! The cost was good value and although our stay was brief, we look forward to visiting Willow Tree Lodge again.

On arrival, lovely welcome from Barry, bag carried up to room, frezing cold evening from previous snow, heating turned to warm the room.
Went to steak house on sea front for evening meal. Breakfast quickly served, lovely and fresh. Great stay even though it snowed overnight.

Had a 1 night break away from the kids, was welcomed by Barry to a wonderful hotel. There was a sea view from the room with 4poster bed which was totally immaculate. The breakfast was second to none, would definitely stay again. Only downside was the snow blizzard on Saturday night.

Winter weekend in Gt. Yarmouth!!!
We had an excellent 3nights break in Gt. Yarmouth-Barry was very welcoming. The bedroom was lovely & clean with very comfortable bedding & excellent views of the sea & Gt Yarmouth FC football pitch (grandstand view!) The food at breakfast was excellent-mushrooms & best scrambled eggs ever! Barry even gave us a lift to the railway station as it was just starting to rain - wonderful touch. I'd thoroughly recommend the hotel & would come back here again!!!

This was a fabulous hotel. Barry and Ben were brilliant hosts and made us feel very welcome. The room was tastefully decorated and very spacious with lovely view's. The showerroom was small but adequate. The breakfast was extra special, Ben is a wonderful cook. The location was excellent and Barry had a wealth of knowledge on the area. Nothing was any trouble to Barry or Ben.
This is by far more superior to any Hilton, we totaly loved it and will return to Willow Tree without hesitation. Wonderful.

My boyfriend and I booked last minute to come to Yarmouth for a late break after xmas, we arrived at the hotel early so thought we would chance it and knock on the door to see if we could go to our room early, we were greated by the biggest warmest smile from Barry who then showed us to our room. The room was stunning beautiful bed sofa everything a girl could want(plus there was shampoo AND conditioner!) the whole hotel was spotlessly clean and breakfast in the morning was beautiful!! We had a wonderful break and would reccomend this hotel to anyone!!

We went on a split decision to escape the humdrum. I scoured the net for a last minute booking and found this gem on deal. Just a 5min. stroll from the main drag of the sea front and shops. Willow Tree stood out mainly because of the deal but also because of the reviews, which were "spot on"! Lovely hosts, lovely room, lovely food and a wonderful time. Would I do it again? Definitely!

We were given a warm welcome by Ben and showed to our room on the third floor. It was a beautiful room with a double aspect, one side overlooks the nearby recreation ground with football pitch, athletics track, etc and the other side had a sea view. We were met by Barry in the Dining Room the following morning-again a lovely warm welcome was given and everyone is addressed by the first names. Breakfast was outstanding, nothing is too much trouble and everything is freshly cooked to order. This was our first visit to Great Yarmouth and we would definitely stay there again if we're ever in the area. Well done Ben & Barry!!!

Booked this 4nights stay via laterooms.com when other plans fell through. We were pleasantly surprised with the lovely room although the shower room was rather small (but adequate).
Breakfast were wonderful, especially the scrambled eggs and all was beautifully presented.
Owners were very welcoming and all in all we had a lovely stay.

Having arrived at the hotel rather late night, I was greeted warmly and show to my very nice room. When the owner realised I hadn't eaten, he suggested that rather than go out and eat, why not get a takeaway delivered and he would bring up plates and cutlery. Perfect!
The room was lovely, much nicer than the Hiltons I usually stay in. the bathroom was a little small but not enough to detract from the score of 6 I've given it.
breakfast was freshly cooked and good quality.
Friendly and warm service for the duration of my stay. I would definitely stay there again.

Fantastic 3 day stay!!!
Thoroughly enjoyed our 3nights stay at Willow Tree Lodge. We were greeted by Ben (one of the proprietors) who offered to take our cases up to the room which was on the 3rd floor. we stayed in room 9 which had views of the running track and the sea, it was a lovely size and very clean. Bed was extremely comfortable. Breakfast was excellent, freshly cooked by Ben and steaming hot(which you do not find in many establishments). Barrie who is the other proprietor was the dining room host and did a first class job of making sure everything ran smoothly. Nothing was too much trouble. We would definitely recommend this hotel. Thank Ben and Barrie for a lovely stay.

From the time we were greeted by Ben to the time we said goodbye to Barry our stay at the Willow Tree was comfortable and pleasant. The room was large, light and well furnished and the whole place was spotless. Nice touches included bottled water in the room and decent toiletries in the shower. The breakfasts are enormous and only have the full English if you are really hungry. Ben was happy enough just to make you a bacon sarnie if you asked for one. A nice place to stay for a relaxing break.

Short Break!!!
The hotel is in a very good location. We had 2 rooms both of which were decorated and furnished to a high standard and even through I had read the previous excellent reviews the rooms were much better than anticipated. A mini fridge was left after it was noted we had purchased a bottle of milk which was a nice surprise. My daughters who are usually very hard to please gave the Willow Tree Lodge an A*. We only stayed for 2nights but would definitely consider staying there again.

Excellent in every way. The only downside if there has to be one was that breakfast was only served between 8 and 9 and that we personally would have preferred it to at least 10 due to late nights. Very friendly and very clean. Only 10minute walk to centre. Would definitely recommend it.

LOVELY, FRIENDLY PLACE
I only had need to be in Yarmouth one night for this visit, with my teenage daughter, and we were delighted with the Willow Tree Lodge. The staff were very friendly and welcoming. The room was V clean and tidy. We had a lovely view from the bedroom and the sheets and towels were lovely clean. We did struggle to get the water into the sink, Barry did explain it had a long way to travel from downstairs, but it wasnt a problem because the shower was lovely and hot and powerful. We had toast and tea for breakfast, only because we were in a rush, but there was plenty on offer. I dont think you can compare this place to somewhere like premier inn, but its nice to visit somewhere quaint, knowing someone has put effort in to make it that way. I would definately visit again, and probably will.

This is one of the best rooms we have stayed in with a large and very cosey bed the room had a sitting area with a seaview and freeview tv there is a bathroom with a lovely shower, breakfast was good quantity and served in a very efficient manner. It was our anniversary so having emailed ben to arrange for a bouquet of flowers to be left in the room for my wife, he done this for me and also left a card from all the staff a very nice touch it was also my wifes birthday later in the week so after breakfast she also received a card birthday cake and candles this made our stay here a lot more enjoyable. Quality Bed and Breakfast
We stayed at Willow Tree Lodge for three nights and found it to be a real gem. The house is positioned perfectly, 100 yards from the sandy beach, half a mile from town so far enough not to be disturbed when the front gets busy. If youre there for the horse racing it is only just over a mile to the track. The house is spotlessly clean and our hosts couldnt do enough for us, very attentive. The room itself was on the top floor, so if youre unable to climb stairs be aware. The room was tastefully decorated and expensively furnished for a bed and breakfast with a monster size bed. The breakfast was probably the best i have had at any hotel or guest house. All in all great stay value for money. far better value than most much more pricey hotels.

The best value for money experience I've ever had.
My girlfriend and my self found this place almost by accident online- and my word what a find it was. The room was not only clean and beautiful on the eye, but we had so much space for what we paid for. Location was wonderful right on the seafront and a spit from the Britannia Pier, and the service was the best I've ever experienced in any place I've ever stayed, home or abroad. I stayed at the Willow Tree Lodge Hotel for 3nights with my 22months old son. I was greeted by name before even walking through the door and helped with my luggage. I was made to fell very 'at home' and the owner and staff made huge fuss of my little boy, making sure we had everything we needed. The room was beautiful and extremely comfortable, and breakfast was fantastic. My only regret was that we weren't there for longer! I would certainly stay there again and would recommend this establishment to other travellers. Thank you for making our first holiday together such a memorable one!

We had a lovely stay at this b&b. The room was very clean and the bed was comfortable. We were lucky enough to have a sea view from our room. The customer service was fantastic and nothing was to much trouble. The breakfast was perfect and we cannot falt anything and would definetely return to Willow Tree Lodge. The location is a short walk to the town with all ameneties but far enough away so you do not hear lots of night noise. The beach is literally 3-4 mins away which is also clean and welcoming.

I chose this hotel because of the good reviews online and good price. We weren't disappointed. I asked for a sea view which we had, the room was very clean and the bed very comfortable. The owner was friendly and made us feel welcome.
Breakfast was excellent, we both had a full English which was well cooked and set us up for the day. We chatted with other guests at breakfast and the atmosphere was friendly.
If you are going to Great Yarmouth and want a reasonably priced hotel with excellent breakfast and clean room, we recommend this place. Minutes from the sea and shop it is very well placed.

Excellent comfortable 2 day stay.
From the moment I arrived I felt relaxed. The room was very clean and spacious with a settee, flat screen TV, large comportable bed.
I was made to feel at home, ordering a chinese which was delivered with soy sauce two plates and several bottle of lager in an ice bucket... what more does a weary traveller need. Breakfast was as expected perfect.

Really chilled
The hotel was set on the quite end on the "Golden Mile". There was a 5 minute walk and you was on the nice end of the beach where you chill out in the sand dunes. Great location. The hotel itself was really lovely. The bed was sooooo comfortable we went back to bed after breakfast! Breakfast by the way was lush:) David could make my breakfast every morning and I'd never get bored of it.
The room was very clean and a little mini-fridge was put in our room when we was out because we have a pint of milk left on the side....sweet. I would definatley recommend anyone to stay here.

We booked at laterooms.com and We hit the jackpot. A Wonderful Hotel, Great Staff (can't do enough for you) each room was to the standard of the photos. The food to the highest standards, good location for town centre or front,(we are not great walkers but it was easy for us). Our st time in Great Yarmouth and as we said when leaving "Sorry to disappoint, but we are coming back". You've got to be mad not to stay here!!!

What can you say about this place that has not already been said-small hotel staffed by people who want you to feel at home and who go out of their way to be friendly and accomodating(sorry about the pun). The cooked breakfast puts many top class hotels I have stayed in to shame and staved off hunger pangs throughout the day so that we did not require lunch whilst in Great Yarmouth and ate at around 7pm. The room we stayed in was beautifully appointed, so much so that my wife took name of cushion, bed and cover manufacturer and has Googled them regarding their wares(thanks guys!!).
We would have no hesitation to recommend this hotel to couples who wants a nice relaxing holiday in a friendly environment with good food.

Lovely, We stayed at the hotel for 2nights and were able to check in early. The owners were very friendly. We stayed in room four which was stunning. It had a seating area and nice big window at the front. The only down side was that it was over the dining area so was a tad noisy first thing in the morning but nothing major. We would stay here again and have recommended it to family already.

You cannot fault the level of service that you receive. From the 1st greeting to the last goodbye you are made to feel very welcome. Breakfast is an experience-Barry, the landlord, is just so cheerful and nothing seems to be too much. The room we stayed in No.4 was very spacious, clean and comfortable- even the bed. The only downside was that we had to put the kettle on the floor when it was plungged in. To be honest the service we received was that of a 5* hotel. If you wanty a good honest value for money place to stay then book in here.

Rooms were large and clean, tea and coffee refilled every day, breakfast was huge evening meals were available if you requested them, ideally posistioned, a short walk to beach and all amenities. Only the bathroom was a little tired and needing a freashen up but clean. We left early on departure and they were more than willing to make us a pack lunch and offered to make us a bacon roll for leaving with at 6am.

You get what you pay for - more besides.
We stayed here for a short break. It has a fabulous location just 100yards from the golden sands of the beach and Britannia Pier. the accommodation was very clean and very tidy and very quite. It was my wife's birtday on the second day and she was presented with birthday card, box of Thornton's chocolates and birthday cake! The room was cosy and had abottled water and bowl of fresh fruit on arrival. The breakfast was ample with a selection of cereals, toast or cooked breakfast. The only small thing was the TV which had extremely poor reception, but we are told that at the end of the 2010 season they will be fitting flat sceen and digital TV. We whole-heartedly recommend this hotel and would go again.

We could not have picked better. I am so pleased that I checked this hotel on line and no wonder past reviews had been so flattering. It is absolutely charming hotel, close to the sea but still with great access to the town. Beautifully decorated and impeccably clean with wonderful touches that made this hotel special. This topped with the service provided by the owners, from the provision of glasses and chocolate for our champagne to driving us to the station, was beyond the service you normally expect to receive. Was very impressed- met with a smile by Barry and very accommodating. We stay in Rm 7 and it was perfect could see the sea from our room. Stayed overnight and in the morning after a lovely full breakfast we packed and check out. Barry kindly kept our bags so we could have a couple of extra hours on the sea front! When back to collect them Barry kindly booked us a taxi to the station(and blessBen who offerd to drive us). I would recommend this establisment to anyone wanting to relax-fruit and still water in room was brilliant. My only issue was could not plug the kettle direct from where it was placed- but instead when plugged was on the floor. Other than that very small issue all was absolutely superb. We will be back Barry & Ben- thanks for a lovely stay.

This guesthouse is ideally located just outside the busy town of Great Yarmouth. The hotel is spotlessly clean and very tastefully decorated. A lot of thought has gone into the interior design. The bedroom was beautiful with 4 windows, 2 of which faced the sea. Breakfast was lovely(full English) and our Barry and his Partner were perfect hosts. We will definately go back.

The Willow Tree, WOW, what a find!!!
On arrival we were offered a choice of 2 rooms, both with sea views and chose room 4 with the seating area right by the bay window. Barry was complete professional: attentive, polite, friendly but not intrusive. We took a bottle of bubbly as our teat, and on return from exploring the town found it had been placed in a cooler, on ice with glasses supplied along with the fresh fruit basket. Now that's service ! Had 2 very comfortable nights in the only bed that can rival our own comfort, and a full English that easliy got us back home. Don't bother looking further for your room, all you need is here. Big Thank You to Barry and Benny, you've got it right.

You couldn't ask for any more.
We arrived later than expected and were greeted by the owner who showed us up to our room. We were really surprised to find a beautifully laid out room with a lovely bed and furniture and a travel cot as requested. It's the small things that matter and we really felt that the owner had gone out of his way by suppling baby wipes. The room was really comfortable and breakfast was really great with selection of different foods. We would definately stay at this hotel again.

Simply the best!!
What lovely people who could not do enough to ensure we had a wonderful stay. The room was furnished to a high standard, situated at the top of the hotel with views to the sea and sports pitch, where on a rainy day my wife sat reading and watch the sea as I watched a thrilling live football match. The hotel is sutuated close to the beach, restaurants and shopping area but still peaceful. There are excellent road connections to tour area. We will be going back.

This is the third visit we have made to Great Yarmouth and have stayed at the Willow Tree Lodge Hotel each time. We are always given a friendly reception from the staff who are very helpful. The rooms are warm and comfortable, very clean and tidy. The towels are changed everyday which is a great help as we have lots of children with us as we are from a school in Russia. The staff are very good with the children and most helpful,serving the children a variety of English meals cooked especially for the children encouraging them to taste various types of particular english meals. We all enjoyed ourselves here and hope to come back again this year.

GREAT VALUE,
Very friendly welcome, which continued throughout our stay. Fantastic room, well it was more like a suite really. Were going back in May for a wedding and will be booking the same room again. No complaints at all.

Paid £53.00 for a double room with a large en-suite. Excellent value for money.We were greeted by the propritor on arrival shown to our room etc.We arrived late afternoon & went at the hippodrome in the evening & then for an indian at planet papadom. The show was a christmas spectacular & the food at the indian was excellent.We retired to our room at 22.00 hours. The room was warm & we both had a comfortable sleep. We both had the full english for breakfast with coffee, fruit juice & toast. You could also help yourself to a choice of cerials. This is our second overnight stay in Great Yarmouth & would stay at the Willow Tree Lodge again.The only negatives were that the room was cold on arrival, the hot water was luke warm & the shower head would not stay in its holder in order to have a shower. We did both have a bath before we went to bed & the water was hot then.

EXCELLENT ROOM and SERVICE:
We booked a room for a weekend to celebrate our wedding anniversary. On the arrival we found a bottle of champagne and a complimentary box of chocolate with a card in our room. The room we booked was doubleluxury and it was excellent, big very clean. The owner greeted as on on the arrival and in the morning was very pleasant and served us a very delicious breakfast. Very good value for money and will definately be coming back.

Stunning
Upon arrival, I knew the hotel would be good.
The friendlyness of the owner, the warmth of the interior was enough but it just got better. I was given Room 5, over looking the sport arena one side, the sea front the other. The room ozzed quality, with access to internet. truly a first class place to stay, whether 1 night like my self or days/weeks, it was perfect.

Thank you for your kindness, for taking me to the train station at such an early time, and than you for the croissants every morning. I really liked to stay here and if I come back to great Yarmouth I'll definitely stay here again.

Personal Service, Willow Tree Lodge gave me a higher standard of accommodation than i was expecting for the price. It had nice touches such as fruit bowl and electric fan. When they saw that i had bought a pint of milk, a mini-fridge appeared in my room. Wireless internet was free-although impossible to click up in my room, so I had to use the lounge. Home cooked evening meals were great. Much better and cheaper than Travelodge(3for2 offer was excellent value)

A Good Seaside Stopover, Attentive and pleasant owners, offered tea or coffee on morning arrival. Good clean accommodation. Lots of thought had gone in to the room to make it stylish. Our superior room had a selection of fruits, but no shower products. Shower room small but adequate.

Super Place, we had a lovely stay to the Willow Tree Lodge. Great location. Room a little small though beautiful with lovely comfy bed and sea view. Food was amazing and the hosts very friendly. We would definately stay again.

Barry & Ben were perfect hosts, making us feel welcome as soon we arrived. The room was comfortable and beautifully decorated and both the room and ensuite were spotless. Breakfast was enough to keep you going all day, well cooked and plenty of it. Worth a return visit.

This is an excellent hotel to stay at in Great Yarmouth. It is in an excellent position for all attractions. The rooms are excellent altough i did ask for the four poster bed we were allocated another room at the top of the hotel, which I have to say was absolutly beautiful, the people who meet us were ever so nice and carried our bags upstairs and made us ever so welcome. I would recommend this hotel to anyone who wants a nice, comfortable hotel close to everything. Recommend another visit.

3 Night Break, we found the proprietors Barry & Ben to be most pleasant & helpful, meeting us at the front gate and taking our case to our room. The room was more than we expected, very clean with all the facilities we needed. The food was spot on, very hot and plenty of it, you could'nt have asked for better service from Barry & Ben, nothing was too much trouble. I would definately recommend this accommodation to anybody and will certainly stay here again.

A small but extremely friendly and clean hotel would recommend. After a hiccup with the booking which was my fault the service to put this right was exceptional, the on arrival the hotel manager had saved us a parking space and greted us on first name terms, the room itself was small but very clean with bottled water and fresh fruit in the room, even though we were only there for one night we weretreated like family and this was so obvious that all there guests were treated this way by the way in which there was a good"family atmosphere" between staff and all guests at breakfast which i must add were superb freshly cooked to order and hot all in all a real friendly, value for money, hotel if i had to go to yarmouth again i wouldnt hesitate in booking in there again.

TOP QUALITY CUSTOMER SERVICE AND PRIME LOCATION.
From the minute we walked in the door we felt welcome. All staff were very friendly, the food was excellent, and the rooms were very clean and comfortable. Within a very short walk to the sea front and from the rooms you can seee the sea from your bedroom window. Would I stay thier again or recommend Willow Tree Lodge? Definitely yes!

We were made very welcome on arrival, we were helped with our luggage, there was a complimentary bowl of fresh fruit, bottles of water and biscuits in the room and everything was spotless. The breakfasts were excellent and the owners most pleasant and helpful. We would certainly go back again.

The rooms were elegantly furnished, the beds comfortable. Breakfast was substantial and of a high quality. Little touches like mineral water and fresh fruit were much appreciated.The hosts were extremely welcoming and made our stay a very enjoyable one. The location was excellent being about 250 yards from the beach.We are frequest users of Bed and Breakfast accommodation and this one really stands out. A great place to stay!

What a lovely stay! From the moment we arrived we were greeted with the warmest welcome. We were taken to our room and I was amazed at the gorgeous 4 poster bed! It was lovely! The standard of cleanliness in the room was excellent. We can’t fault the service at the Willow Tree Lodge. Mr Santiago and Mr Webber were perfect hosts, bringing us menus for local takeaways and then providing us with crockery and cutlery on our first night when we arrived late into the evening. The room we stayed in was lovely; beautiful bedding and décor with a welcoming fruit bowl and bottled spring water. The breakfast was really good too and nothing appeared to be too much trouble.
